
When is the best time of year to put your home on the market? Our team is asked this question all the time and we’re here to provide you with our answers. So, let’s dive in!
We categorize each year into what we like to call the four ‘Market Seasons’. You have the Winter Market which is from January through March. The Spring Market is April through June. The Back to School Market falls between July through September. And lastly, the Holiday Market is October through December.
There are many pros and cons to listing your home in each market season. Let’s start with the Winter Market. Some may think out of the four, this market season is a bad time to list your home for sale because there are normally not as many buyers looking and the home may not photograph well during the winter months.
Despite these things, we like listing homes in the Winter Market for two main reasons. Number one, typically, there are fewer homes on the market during this season which means less competition. Number two, if someone is coming to look at your home in the cold winter weather, then they are a pretty serious buyer. And If they like your home, they are less inclined to view other properties.
The Spring Market which is April through June is also a great time to list. The grass is green and flowers are blooming which enhances your home’s curb appeal. The number of potential buyers also increases because potential buyers would rather move in warmer weather and after the school year ends. With that being said, there are typically more homes on the market during this season which creates more competition. And if there is too much competition, your home may not sell as fast depending on how it compares to others.
Let’s discuss the Back to School market. In our opinion, this may be the worst time to list your home. Historically, this is when the market tends to slow down. From July through September is typically the most hectic time of year for families. Last-minute vacations are being taken and parents are typically more focused on getting their kids settled into the school year routine. With that being said, if you need to sell your home in the Back to School Market, don’t worry, there will be plenty of buyers out there still looking!
Last, but definitely not least, we have the Holiday Market, which is October through December. This might be our favorite season to list homes. Now some may think it’s a bad time to list because most people like to travel for the holidays, but statistics show that the market is normally really good during this season. There are always a good amount of my buyers looking to move into their new home to enjoy the holidays.
