Initial Interview
Understanding today’s real estate market is the foundation of your homebuying journey ending in success. Our team will complete a thorough interview process to assess your needs and explain the process. Remember, Alabama is a “Buyer Beware” state – the reason you need a trained professional navigating the process for you. Signing a Buyer Agency Agreement confirms that you want to work together. The best part is that working with a buyer advocate costs the buyer nothing!
Assessing Financing Options With Lender
Our team will discuss your desired budget and lifestyle to keep you on track during the process. Meeting with a local lender will confirm your budget and show the seller of the home you want that you’re serious. Our team is happy to refer you to a local lender, and you can check out some of our partners here (link). Prioritize your needs and wants. We’ll help you keep focused on your end goal.

Choosing a Home
Our team will send you personalized MLS listings based on your wants, needs and budget. We can help you schedule home tours, ask the right questions and communicate with the seller’s agent. When you’re ready to put in an offer, our team will help you think strategically and make the strongest offer possible.
Write An Offer
Once you’ve found “the one” it’s time to make an offer. Your agent will put together a written purchase offer to present to the seller’s agent. The offer will include your offer price, any items you’d like to remain in the home, any contingencies, etc. At this stage, you must be prepared to negotiate or walk away if the terms are not right for you. The seller will accept, counter or decline your offer. If accepted, you will move on to the next step. Our team will be there to guide you each step of the way.

Under Contract
After terms and price have been agreed upon, you will need to deliver the earnest money. There are certain timelines that must be met, such as loan application and inspections. Your agent will keep you on track on these items.
Closing Preparations
Most buyers will have a home inspection and request any necessary repairs. After all repairs, if any, are complete, your agent will set up a time with you to check the home for final inspection. You will also need to set up your home insurance, utilities, move-in details and date. Be sure to check out our video on what to expect when purchasing a home, plus our move in checklist! (link both).

Closing Day!
It’s finally here when the ownership is transferred to your name at the closing attorney’s office. You will receive keys to your new home and you are the proud new owner and part of the CMG Family!
